The big one
Developments to know

What are the main neighborhoods in Grimes?

Most of Grimes is new, master-planned development, and the names you will hear most are Heritage at Grimes, the Hope developments, Founders Glen, Beaverbrooke, and Brookside Village. The city's 2025 special census counted 7,578 housing units, up 32.7% from 5,708 in 2020, so the map keeps filling in.

Heritage at Grimes

The big master-planned community: more than 400 acres of former farmland west of Highway 141, developed by Gene Gabus. When the Business Record laid out the plan in 2016, it called for about 520 housing lots, apartments and for-sale condos, and 75 to 80 acres of lakes and waterways, plus a site for a Dallas Center-Grimes elementary school. It is built out in numbered plats, and the Heritage Town Center commercial area on NE Station Xing is still adding phases.

The Hope developments

Founders Glen

A 162-acre community at the northeast corner of SW 19th St and SW County Line Rd, planned for 300 to 320 single-family homes from three builders: Jerry's Homes, KRM Custom Homes, and Hubbell Homes. Hubbell says Plat 1 (35 lots) is complete and construction is underway, with 8 to 10 acres set aside for parkland and commercial space. It is in the Dallas Center-Grimes district.

Southwest along SW 19th Street

This is where the next wave is lined up on the city's development list: Sienna Hills (north of SW 19th St between SW Jazzwood Dr and SW County Line Rd), Fox Glen and Prairie Heights (around SW Jazzwood Dr and SW 19th St), Park Village (north of SW 19th St, west of Jazzwood), Harvest Pointe and James Place (around S James St and SW 19th St), and Blue Creek Village townhomes south of SW 11th St, just west of Oak View Middle School.

Beaverbrooke, Willow Hills, and Brookside Village

Beaverbrooke was built out in numbered plats (the city recently finished an asphalt overlay in Beaverbrooke Plat 4). Willow Hills and Willow Hills North are north of NW 27th St. Brookside Village, east of Highway 141 and south of NE Beaverbrooke Blvd, mixes townhomes, apartments, and shops, and Brookside Village North is planned at the southeast corner of Highway 141 and NE 18th St. Creekside Village townhomes are at the northeast corner of Highway 44 and NW County Line Rd.

Brooke Field Estates

Listings describe acre-plus homesites with custom builds by Kimberley Development, and they place these lots in the Johnston school district rather than Dallas Center-Grimes.

Schools

Which school district is my Grimes neighborhood in?

Most likely Dallas Center-Grimes (DCG), but not always. The state's property tax tables list Grimes city taxing districts in three school districts: Dallas Center-Grimes, Johnston, and Urbandale. Hubbell puts Founders Glen in DCG, and Brooke Field Estates listings say Johnston. District lines follow parcels, not subdivision names, so confirm with the district for a specific address before you buy. See our schools guide.

The county line

Is my Grimes neighborhood in Polk or Dallas County?

Most of Grimes is in Polk County, and the west side is in Dallas County. It matters for two reasons: your county treasurer handles vehicle registration, and the county sets part of your tax rate. For fiscal 2027, a Grimes home in DCG schools carries a combined rate of $39.79 per $1,000 of taxable value on the Polk side and $34.81 on the Dallas side. Check our county and ZIP reference and cost of living guide.

Want the official map? The city posts a subdivision map and zoning map under Maps / Addressing, and every pending plat, with staff reports, on its Current Development Projects page.
